As if this will get built in this market 😄

Actually, with rental contemplated here....... and government incentives and the land already owned; I think the numbers can work.

Now Choice moves about as quickly as CreateTO..... so...

2000+ bike parking spaces--great! But am I reading the diagrams correctly that there will be no internal protected bike lanes or infrastructure within the site itself? Seems like a huge oversight.

The east-west connections on Eglinton are okay, but there's few ways to go north-south. Maybe beyond that, the focus should be on making Weston Village a more inviting place to cycle and walk. There's interesting stuff there and it's a neat neighbourhood.

they are little local streets on the site - not necessary. Eglinton already has a dedicated cycling MUPs so it's got some good cycling infrastructure around.

Hope they include some sort of rainwater containing ponds (or tanks) to capture and slowly release heavy rainfall waters that fall on the roofs, parking lots, and roadways. Currently, there is a flooding problem with Black Creek downstream along Humber Boulevard and Alliance Avenue. Some homes get flooded basements and first floors.

Yes, Eglinton has solid infrastructure, but realistically people will need a way to get down to St Clair.

Here's the isochrone of a 15 minute bike ride from the site. Where are the places people will realistically bike to? The Humber River, Weston Village, and the Stockyards/St. Clair. There is only safe and reasonable access by bike to one of those currently.

Now, I recognize that's on the city. But it's on the developer, if they're going to encourage bike use (which is a good thing), make their own site inviting to that use. Is not having bike lanes on the internal streets the biggest thing? No. But it's something they should get right and it would make the thousands of residents who will necessarily be without a car not feel like they're an afterthought. Like, look at the massive radii on the curbs to allow cars to make high speed turns into the site.

This is the intersection where families will be walking across the street to get to their community centre.
