I suspect this is an expropriation play to try to maximize the value of the land that Toronto/MTO needs for the Kipling interchange reconfiguration.

Toronto *really* should have bought that land back when they did the EA for it in 2011..

I doubt anything gets built here for a very, very long time.
 
Completely unrelated to this proposal, here is a photo of a century old bungalow within spitting distance of one of the subway stations the poor souls that will live in this asthma slum will spend 30 minutes bussing too. Our magnanimous city councilors recently decided to allow six units here would be wildly inappropriate.

With St. James Town North up at Yonge and Steeles and St James Town West here, we just need one more in the east end to complete the suburban urbanization trifecta!

Yep, can't wait for Line 1 to be crush loaded by Finch. It's too bad all of the 2 storey, century old residential lands within walking distance of the core have been ordained by god to remain that way forever.
 
I'm guessing that it'll be 50+ years after it is built that the city will get around to building a better transit option for The Queensway to serve 1255 The Queensway, the neighbourhoods, and points along it.

St James Town east end will be Main and Danforth unless you mean one more in Scarborough too?
 
@Northern Light rang me, so i'm going to give my evisceration of these plans:

Density: Absolutely absurd amount, and there's nothing to warrant this mass load in this area. It's complete lunacy, and the traffic and transit absolutely cannot handle it. If anyone tells you otherwise, they're out to lunch. Maybe the proponent things that flying cars will be a thing to magically transport people around, because no one would get anywhere with this mass load of 7000+ units proposed.

Transportation: 4,200 vehicle parking spots is obscene. Let's get to the root of why they are proposing this crazy amount; because the proponent knows the transit here cant accommodate it. The 44/944 is already capacity at peak times as it serves 2 high schools, and Humber College students. Even during periods in off-peak its loaded up.
The 80 bus is a joke and is not a viable option for anyone.

Green Space: Park A is located in a better place than where most developers who are completely lost locate parks these days (ie: right in the front of car-sewer roads). So in that sense, it's good the park space is not fronting Queensway or Kipling. With that said, where Park A is located is probably the best place to locate the greenspace. The city is intent on keeping Zorra St as is, and as long as that exists there cant be a connection to the already existing pathetic "park" that's been built. There's no point having a "Central Park" here, because it will just be a constrained piece of nonsense.

The one thing I will say is that proposed outdoor school park space and Park B space, needs to be merged with the Park A space. There's no point having those tiny pathetic spaces as proposed, they will be functionally useless. Another thing i'll say is that it's good there's no corner park/plaza space proposed at Kipling and Queensway, unlike the other idiotic proposal across the street by the dummies who think it will serve as some kind of "gateway" that people will never use.

Overall: 2/10.
This should never see the light of day. But if the city is intent on letting stupidity go ahead, what am I to say. They've already started the trend by approving IQ Condos and letting that go ahead.
Can we get European planners at these firms who actually know what they're doing? Im tired of seeing this copy/paste rubbish rinsed and repeated all over the city. This is exactly why most "master planned" neighborhood in this city are sterile garbage.

7,360 residential units with 3,680 long-term residential motor vehicle parking spaces and 5,005 long-term residential bicycle parking spaces (out of 5,017 total bicycle spaces). 370 visitor parking, 119 commercial parking spaces, and 535 short term bicycle spaces.

Is it "obscene" that there is not enough parking or too much parking?

Either way, the public transit does need to be improved. More sidewalk space is needed, More trees needed. More cycling lanes needed. Maybe make the inner streets "Woonerfs" without sidewalks and force the motorists to move at 15 km/h.
