Note the slightly hidden green line under N/S street as “Proposed New Cycling Facility,” which is ideally a two way track on the west side of the road to avoid all conflicts with highway drivers.
 
I drive by there often and i can't see that there would be more cars then there are now with the shopping, it always backs up going east bound due to the amount of cars going in and out, condos would actually create less cars if there was no stores. They are calling for a grocery store as the only commercial space so the traffic should remain the same as the other stores won't be there.
I agree that before all of these new developments they really need to create better transit.
The sewage plant is on the North side and at time the smell is unberable.
A wind from the north (crossing the Humber Wastewater Treatment Plant) needs a perfume factory or bakery or floral garden to help to cover the bouquet.

I'm not down there all the time, but I haven't had an issue with smells from the sewage plant for years now, ever since they spent millions to cap potential spills. Was that a decade ago now? Maybe a little less?

Still, it speaks volumes that the renderings for this "proposal" were obviously hallucinated by AI of some sorts and there was not a single person that bothered to check if even the number of floors matches the proposal, let alone the fact that the road grid as drawn would send GO trains hurdling into the oncoming traffic on the Gardiner.

I would hope that a few metres of land alongside the rail corridor (either the north or south side, not sure which would be easier) could be turned into a pedestrian/bike trail from the Brookers Lane extension over to the station. It would help to have that trail bridge over Street A beside the tracks too.

If this were The Netherlands, this would have been worked out as part of the submitted Planning Rationale... but here, Fiera's team tout how close the property is to the GO station without even bothering to suggest a way to get to it.

We see this from time to time, where the artist has been paid to spit-ball something, and then before the application goes in, saner heads dial the proposal back a bit... but that artist isn't going to be paid to fix up that earlier work. (Not that this is a serious proposal, anyway, it's only a "what can we get away with?" starting point...)

First Capital aren't allowed to open any buildings on the 2150 Lake Shore site until the GO station is operating, so the opening there has more to do with the economics around all the first phase buildings on the site (and that includes figuring out how much Metrolinx and how much First Cap has to pay for the station, which Metrolinx has been piling changes (and charges) onto the plans.

oh boy i don't like this at all. I"m so happy i sold my unit at NXT. not only did that condo have a lot of issues but it was sort of in a dead zone. This plaza was the closest for me and this is where everyone in the building did their shopping.

if they do this, they should make all the ground floor retail. This strip mall is very important for the area.

This development isn't going anywhere without buy-in from some of the existing retailers, including Sobeys, that have lease term and options for many years. Though a few of the more recent tenants would have demo clauses.
