Getting a full-sized park at this site, is an idea I could support, but it would likely take 30% of the land, which probably isn't on.

So alternatively, how about we reduce the onsite to a 'tot lot' which can be either a nominal park or better still a POPs..........we put the money to better use?

In terms of net new parkland, its actually a smaller proposal, acquiring 2 properties, 2 and 4 Delroy, at just over 1000m2 to facilitate a southward extension of the Mimico Creek Trail.

The rest of the money goes to the trail extension project.

640M otherwise on public land, with 2 small bridges over the creek. Estimated cost to deliver (excluding the houses) 3M.

I think that's good bang for the buck, myself. Getting the trail another 100M south is fairly straight forward, it means moving either the tennis courts at the bottom of this image, or the parking lot and baseball diamond. Not bank breaking, but a another 1-2, depending on what you move where, and whether you upgrade the facilities at the same time.

The last leg south to Queensway is a bit pricier.
Humber loop would make a great public park site considering the city already owns it. These developers could be hoping for it, considering the streetcar changes coming with Park Lawn GO.

Ps. your mixed use of M for metres and millions will probably throw off a few users. I thought for a second “640 million for parks??”

I don't know yet about the rest of the towers, but this render shows a 55 storey tower, even though the block plan shows 47. Hopefully @Paclo can sort this out...

You won't find many here who disagree that Humber Bay Shores was poorly thought out. Too dense, too little park space for the number of residents, insufficient connections across the Gardiner and inadequate transit.

Great, we can agree.

But telling those of us who agree what the issue is won't change much.

You need to be in touch w/your Councillor and with the planner on this file, indicating what you think must happen before any more towers are considered.

You can choose your own priorities, but for argument's sake:

1) A new street under/over the Gardiner.

2) Better bus service.

3) The Western Waterfront LRT

4) Park Lawn GO

Feel free to push a different/more comprehensive list. But take it to the decision makers.

I drive by there often and i can't see that there would be more cars then there are now with the shopping, it always backs up going east bound due to the amount of cars going in and out, condos would actually create less cars if there was no stores. They are calling for a grocery store as the only commercial space so the traffic should remain the same as the other stores won't be there.
I agree that before all of these new developments they really need to create better transit.
The sewage plant is on the North side and at time the smell is unberable.

2) Better bus service.
Was frustrating that some kind of bus lanes/queue jump lanes were not included in the Lake Shore Park Lawn TMP for the 66 bus. Most of the route is low traffic collectors but from the Gardiner south the bus should be in mixed traffic as little as possible. Park Lawn adjacent to the Christie site could for sure accommodate bus lanes seeing as they are already widening the ROW as part of the TMP.
 
We will desperately need a segregated street car line that extends from Humber loop along Queensway to at least Sherway Gardens. There is way too much densification on queensway for the current roads to handle it. If they wait too long it's going to be a disaster with a huge detriment to the quality of life in the area.

A subway line under Queensway won't happen. Dedicated streetcar seems like the only reasonable option for Queensway at this point, in my opinion.

Any architectural or development plausibility should be taken with a grain of salt as this is just an exercise to make the land worth more. If you like it, cool, if you don't, don't worry. This isn't a "development proposal", it's a paper exercise to inflate Fiera's holding value. Nothing more.

Just passed by here and noticed that on top of this project there is the Ontario Food Terminal waiting for its time to shine. We are just getting going! 🤣
 
A wind from the north (crossing the Humber Wastewater Treatment Plant) needs a perfume factory or bakery or floral garden to help to cover the bouquet.

The drawing doesn't matter.

A proposal is something solid. Showing real intent to build like submitting for a development permit which must be renewed in 3 years. Rezoning is prep and it's typically a very simple process behind closed doors. It's usually skipped with as of right zoning. Applying for a 50 storey tower in a district with a maximum of 30 storeys would be immediately rejected. No need for public input.

The cash strapped city has forced everyone into this process with obsolete as of right zoning and a lackadaisical plan and in turn it has become as lucrative a business as development for the applicants.

A rendering extracted from the application information centre 24 hours after being posted isn't a proposal and, with the condo crash, it probably never will be.
