Very anonymous design. Not a fan of the wall-o-glass at street level. 1329 Yonge handled the street level , material palette , and step backs so much better.

This highrise design has no relation to the neighborhood. It's the quality youd expect out by Neilson & Finch

Remember PE, most UT'ers don't know when its 'fake' until you tell them...........unless its Kingsett in which case people assume as much.
 
Damn! I was getting really geared up to give '1233y development lp' three quarters of a million dollars for 400 square feet!

Colour me depressed...
Fine! Which gray should I colour you with? There's even shades covered on this site to imoress the likes of most paint enthusiasts. 🙄

Resubmission with the following stat changes:
  • Storey count decreased from 53 to 48 (incl. full mezz level)
  • Height decreased from 172.4 to 163.78m
  • Total units decreased from 763 to 730
  • Total vehicular parking decreased from 18 to 17
  • Total bicycle parking decreased from 766 to 732
