Thank you so much, @Northern Light, actually city council just adopted today with one motion carried from TEYCC, though it’s preliminary decision for now.

You're welcome.

Do you happen to know, normally, after city council “approves”, will the construction start immediately? I am actually one of the nearby residents that’s why I am kind of curious, and I am really sad that this got approved……..but it’s what it is…… :(

Thanks!

As @ProjectEnd noted, Capital generally does follow on to construction, however, it is the development manager, not the owner here.

There's no sense in giving an 'average' as some development, post approval never go forward, many take many years, and other move fairly quickly.

IF, one believes the timeline on Capital's site, this is listed for occupancy in 2029.

That would require construction to begin imminently.

I would consider that timeline very aggressive/optimistic, especially for a project that will face some serious space constraints going up.

On the other hand, this is purpose-built-rental on Capital's site. That means no sales are required. IF the owner has the requisite funds to build.........

@Paclo I note that Capital's page says this is PBR, but the database currently says condo.

@Northern Light I see, yeah it makes sense. I do see the approval file requires owner to resubmit some documents, copied paste below from the file. I am wondering how they gonna build it lolll, cause normally the construction would fence a space for construction, but this building has limited space to build fence lol. If not considering the view/sunlight impact for adjacent building, this building does make the street look better. BTW I think city planning agrees with this project may due to the offering of several affordable housing…….and the more housing act…

“8. Before introducing the necessary Bills to City Council for enactment, City Council require the owner to:

a. submit a revised Functional Servicing and Stormwater Management Report, (“Engineering Reports”), and supporting plans, to the satisfaction of the Chief Engineer and Executive Director, Engineering and Construction Services, in consultation with the General Manager, Toronto Water; and

b. enter into a financially secured agreement with the City to secure the construction of any upgrades or required improvements to the existing municipal infrastructure identified in the accepted Engineering Reports to support the development, if any, all to the satisfaction of the Chief Engineer and Executive Director, Engineering and Construction Services and the General Manager, Toronto Water.

9. City Council request Development Review staff to continue to consult with neighbours in close proximity, particularly the residents of the properties to the immediate north of the subject site to discuss matters including, but not limited to: streetscape design, traffic mitigation measures and construction related impacts, such as vehicular access, noise, dust, vibration, etc.; and that the construction issues be addressed through the submission by the applicant of a comprehensive Construction Management Plan, to the satisfaction of the General Manager, Transportation Services and the Director, Community Planning, Toronto and East York District.”

We haven't even started on SPA or permits here. The lack of applications in the last two years does mean the City is moving faster than it used to, but we're still probably a year to a year and a half out at minimum.

That would certainly preclude 2029 occupancy. I would think.
