I appreciate that the existing structure is being integrated and just made to look nicer, as it's important to reduce material waste.
The look nicer part is debatable, but yeah, the reuse of the existing (base) building is laudable.

One of points that will likely be a little sticky here is that the tower floors appear to have ~ 916 sq m floor-plates, and in such a tight area, I'm wondering if Toronto Planning will just laugh at them looking for more than the standard 750 sq m floor-plate. That would still result in a rectangular floor-plate due to the narrowness of it... so still a little slab-like. I just will be surprised if Planning allows this.

Well I mean it is Peter St, the rest of the street is already a write off and soulessly depressing with pretty bad builds. There's nothing that can save it, so with that being said i've got no problem with this one.

Noting, for the record - that 24 of 852 units is an approx. 3% of units deal - with no details on the unit types or the years of affordability in the agreement.

Also, would be more interested / supportive if this was looking at RENTAL tenure rather than Condo in 2025.

Yes, this is likely. Though, it could be deferred or amended at either TEYCC or at City Council.

I'm not convinced this will be built. Its certainly possible...... but there are definite constructability issues given the surrounding context.

@ProjectEnd may have insight on that latter point.

Certainly, this doesn't feel like something that would be prioritized in the current market, to me.

Capital are generally trustworthy. There's a good chance this will go ahead as rental in the short term. That said, Capital aren't the owners here, they're DMing on behalf of iA Financial who, end of day, are calling the shots.

Thank you so much, @Northern Light, actually city council just adopted today with one motion carried from TEYCC, though it’s preliminary decision for now.

Do you happen to know, normally, after city council “approves”, will the construction start immediately? I am actually one of the nearby residents that’s why I am kind of curious, and I am really sad that this got approved……..but it’s what it is…… :(
