I'm kind of new into urban development, how long do y'all think this would take to complete? Since demo was pretty much recently done and all.
Builder Occupancy's Date during the Selling phase is notorious for being incorrect and usually get extended a year on average. This project's Occupancy is set for 2029, so we're long ways away from predicting everything.

Elevator Ratio: 4 elevators to 452 units or 1 elevator per 114 units.

As I didn't notice any new affordable housing accompanying an 11-floor bonus ask, I will flag @HousingNowTO

...okays, Fengate is asking for a 58 story tower next door, so that answers why Devron are emboldened with the height increase ask on this one.

But if the sales are so hot on this one, wouldn't requesting the extra 11 floors delay the shovels ever getting into the ground here?
 
Would depend how the building's structure is a lot of developers will build redundancies into their projects so that even if they get out of the ground they can still ask for hide increase perfect examples of this are both the one and pinnacle

Those towers where already and mostly in the ground when their respective height increases where requested though. This one is still in the rendering stage just east of hope...
