This land next to United Grocers is still fenced off. No real estate signage. It used to be the Edmonton Auto Spring Works building.

I think a little retail centre at 95 Street/102 Avenue done in the style of the spring shop would be cool. It could have garage doors.

I like your idea.
How about a rebuild of the Auto Spring Works that can house an eatery with a patio and a pub? If that's successful then that could spillover to The Hat across the street.

If it was so easy to successfully incorporate these things into podiums, the Hat's podium across the street wouldn't be empty...

That is true, although the Hat podium while nice is not that interesting. Something with more character on a less busy street might work better, but the area sure does have its challenges.
