Thank God, these developers do not cheapen their product.
Likewise, but the funding environment is more favorable for rental construction this year. I'd be surprised to see them listed below $400,000 if they were selling. If they go the condo route I'll consider a pre-sale.
I'm counting on my fingers - that's pushing 1800 units if my arithmetic is correct!?Are they fully going for both the midrise and the second tower? If so, that's another 700-ish units being dropped in this area soon, on top of what Lotus, Lilac Park, BLVD and the 106 St projects are bringing.
We went from "very little movement" on residential units downtown to the possibility of thousands over the next few years, amazing to see.
Close-ish? Parks in total says its going to have 1000 units once fully completed, so we don't have a proper number for Phase II. Adding in 700 for Parks Phase II plus all the planned and undergoing projects with numbers, we get something like 1266 units around the Warehouse Park alone. We don't have any unit numbers for the revised Shift (or the student housing on the funeral home spot or Massey Ferguson) but if we use the old numbers for it as a rough estimate then that pushes it to 2000 units in the Warehouse district since the old Shift towers had like 730 units planned.I'm counting on my fingers - that's pushing 1800 units if my arithmetic is correct!?

I wonder if it same sales person who said there would be grass in the park by July?Had a tour of the building a few days ago. The social spaces (see photos below) are nice, if not a bit small for a building of this size. The views from the rooftop space are amazing, but can't really be seen too well from inside the social rooms, there is not nearly as much glass as you may think. There are two randomly placed BBQs outside, nothing more. No photos, but the ground floor has a "Dog run" which is essentially a big empty room with a drain that they said can be your dog's bathroom in the winter. I know it was speculated in here awhile ago that the gym placement could be temporary, but after asking it seems it will be permanent. There's some nice equipment in there, but it's an odd space.
Also - salesperson said there's a chance Tower 2 is shorter than 1, but didn't seem too confident in that guess. Just putting it out there.View attachment 667174View attachment 667175View attachment 667176View attachment 667177
Regardless the park won’t be open until the grass has fully rooted and stabilized not July as it seemed was being impliedThere is topsoil in the park, so maybe? At least by August.
.Me too.If they go the condo route I'll consider a pre-sale.
