I think that is what happened with Monarch Park.
You had Red Rocket, Pomorosa, Parisserie la cigone all within walking distance. There were also a number of ethnic cafes in the area.

But Indie cafes can't afford the insane rents that Starbucks was paying. The Starbucks stores closing will either sit empty for years or become another Horton's or Rogers store or something crappy.
