I would say the Square One store suffers from the opposite problem, of seeming too empty/sparse. I have to think it's because they don't expect to move as much product at a store like Square One as they do from Yorkdale / Eaton Centre. It isn't a very busy store, but the I do feel like more people go versus when it first opened. Hopefully their sales have improved, but to now, not well enough to maintain the same hours as the mall itself.

The Square One is empty of customers, but certainly not of product! I'd say the Square One location as you said is different ball game.
 
It's simple, the Yorkdale one may be the largest, but they're not using the 3rd floor. So everything has to be cramped together on the first two floors. They should have used the 3rd floor, in my opinion.

Yorkdale is only 2,000ft2 short of being the largest Simons in the Country at 118,000ft2, Edmonton and Carrefour in Laval are ~120,000

(TEC is 112,000) (Square One is 113,000)

Its temping to go larger, and if the crowds are sustained, who knows.......

But.... Simon's growth rate has been phenomenal and its very capital intensive. They've taken some pretty big risks as it is, and they, and their landlords don't want to be burned by them over extending themselves.

Simons so far has stuck to its proverbial knitting, not adding additional categories beyond fashion and limited housewares/furniture.

No toys, no restaurant, no electronics or sporting goods or appliances.

I don't know if they will ever aspire to be 'The Bay' if more successful; it would be a big reach. But some incremental growth at their largest stores to say 130,000ft2 is very plausible.
 
I didn't find Yorkdale cramped at all. Is someone else leasing the 3rd floor?

No. At least for now.

It actually showed as Simons in the last leasing plan I saw, but that could be a place holder.
 
I realized today that Simon’s is impassable in the morning as it’s before store hours. So I still need to walk below the store to get to work in the morning. But I was able to walk through the store on my way home. Quite a lot of foot traffic. But like Nordstrom, most of it is just passing through. But it does seem to have reinvigorated the Dundas atrium to an extent.
 
Thing is a lot of retailers don't like to have both a Sherway and Square One store cause they're so close. But yeah you have to weigh it out.
Sherway really is between a rock and a hard place. They have 2 out of 3 anchors completely barren, and like you said, only a few retailers like having locations in both Square One and Sherway. I would imagine Simons isn't really looking at Sherway right now. I said before that if they demo the Cineplex down the Queensway, they should move into one of the anchor spaces- but that's not happening anymore. Maybe they could put a Rec Room there instead of a department store? They're gonna have to get creative

With all the properties CF is divesting, I wonder if they'll want to sell Sherway too?

Possible.

But I don't think so.

There are some potential tenants in the offing.......anchor'ish in size. Deals aren't done. TBD.

If they can't get the space repurposed, then maybe. But I think they'll drive to address the problems first, if they can.
 
I think if CF is going to try and get another Simons to anchor a mall of theirs, they're gonna choose the Pacific Centre in downtown Vancouver (which still has a large empty space left over from Nordstrom) over Sherway Gardens. I also think that would be Simons choice as well, given only have one store in BC (Park Royal in West Vancouver (it's a nice store IMO, just not in Vancouver proper, so you have to take a bus over the Burrard inlet))

Also a similar splitting up of the Nordstrom box at the Pacific Centre has been confirmed via applications to the City of Vancouver but no tenants have been announced yet.
 
It must be a marketing / inventory strategy to densely stock the stores. The West Van Park Royal store is also 'cramped'. Strangely, the women's floor is smaller than the men's at the Park Royal store and the main aisle on the ground floor is packed with merchandise tables and racks.

If Simons were to open any more GTHA stores in the interim, my guesses would be STC or Mapleview (Burlington). Pacific Centre indeed seems the most logical nationally.

Also, I think there's a bit of the old Nordrom's store at the Eaton Centre not being used by Nike, Simons or Eataly. I saw it in one of the plans. I think it's on the second floor. If so, that's a potential small expansion possibility for either Eataly or Simons down the road.
