I think it's both.
I heard people say dumb things like “the population of west jasper place will TRIPLE”. Like bro, not for yeeeeaaaarrsss. Chill. I don’t think that fear is reasonable or that the outcome is even a huge issue.

But the risk of a 3 story building blocking 70% of your backyard, 3ft from your fence…. That’s an understandable fear for many, especially those dropping 600k-2mil on new homes.

Saying "the population will triple" would only be scary if the population hadn't halved since the 80s.
 
We've discussed this issue on here before. The Mayfair, and what it pays the city, is a sore point for some, along with the total number of river valley golf courses in the core.

Before people want to develop the Mayfair, maybe we need to try fill Blatchford, the area around the Coliseum, the Quarters and for those interested in being closer to the river valley, how about all the empty lots in Rossdale?

It is hardly like this is the last developable land in the central part of the city.

Or, given that Edmonton has more golf courses per capita than any other Canadian city (apparently) repurposing some of that space for other types of activities . The new bike park featured here is a great example.

I mean that piece of property is never getting developed, that’s not where we need density.

I don’t love the sweetheart deal I think the Mayfair gets on their land, but there is something to be said for having a premier private club in the valley for attracting people and events. The LPGA will be back their again this year which is going to bring in dollars and eyes into our river valley.
 
The problem with Mayfair is that it actually doesn't allow people to cross country ski there in the winter. My dad was asked (politely, but still) to leave when he tried. I don't know if this is a new thing because I do recall skiing there during the Covid years.
 
The people who run the Mayfair are a bit too snooty for their own good. It is not helpful for their long term viability.
They've got 43 years left on their current lease. That gives them over three decades to be snooty as they want before having to even entertain the idea of being a good corporate citizen to swindle another lease for pennies on our dollar.
 
Keep Victoria Golf Course but get rid of the Mayfair in order to expand Hawrelak Park. Get rid of Highlands GC as well since it eats up almost all of the flatt-ish north bank of the NSR on both sides of Wayne Gretzky Dr.

Yeah, that’s a good example of something that should have been provided for in the lease. Required public access for cross country skiing.
