To construct a new three-storey detached fourplex with a front porch with stairs, front and rear balconies at the second and third stories, a rear deck with stairs and waste storage in the rear yard. The existing two-storey dwelling will be demolished.

There is an article about the results of the two years since multiplexes were approved in Toronto but now I can’t find it! 😩
In something called ‘City Hall Insider?’ Anyways states about 600 units in multiplexes have been built/started mostly in the West-End and The Junction. Other thoughts are that there needs to be a review of zoning restrictions that make them costly as uptake is lower than hoped.

Damn, if only there was a city in Canada that has figured out a formula to allow low rise density on existing residential streets in a way that is profitable and also respects the scale and character of the existing fabric (that also don't look weird as hell) that we could use as a blueprint... Shame we have to reinvent the wheel here!

Allow me to throw in another few from a similarly-sized city in which I used to live that seemed to figure it out.

For the first photo, I lived in Calgary for just under 2 years. In that time, that time, the old bungalow was bought, torn down, and those four 3-bedroom townhouses were built and occupied.

For the second photo, those used to be 3 bungalows. Now they're 8 single family homes
 
Learned a new word today that fits here: Aufstockung which is the practice of adding a storey or two on top of an existing building.
