Love that last image. It's refreshing to see a nice, big tower right at the foot of Bloor, considering how frozen in time much of Bloor and Danforth has felt in form. Just wish the tower couldve been built right to the ground...the little podium floorish here looks silly, and unresolved in terms of architectural expression.

Bloor is finally growing up, with the corners of Yonge, Bathurst and Dufferin being built up. Spadina is coming soon too. Hopefully every other station corner follows suit soon.
 
It would be great if the TTC and Dufferin Mall owner Primaris were to fund a tunnel linking Marlow, 980 Dufferin, and Dufferin Mall such that there can be an underground connection from Dufferin Mall to Dufferin station via 980 Dufferin and Marlow.

Primaris would have advertising rights to help pay for the tunnel. Small kiosks could be placed within the tunnel to generate revenue.
 
I don't think we should create another PATH network in Toronto. Keep people at ground level to keep the ground level retail viable.
I'm not sure that's the choice people are making. I saw -12C on my phone this morning & decided not to go out at all. If we want to keep people going out rather than just ordering everything online, we should encourage real world retail of any type. I would happily shop/use the PATH in inclement weather & above ground in nice weather. Indeed, I have and do!

End of the day, it's not at all in Fitzrovia or Hazelview's interest to bring outside folks to their garage. You'd need an easement and an access access agreement to the satisfaction of all parties, then, because you're trapsing over private property, you'd have to secure the right of way (similar to the way the PATH weaves through RBC's garage). Retail wouldn't work down there unless it's essentially rent-free so the idea of 'income generating' doesn't really work either.
