Corner CRU on Lotus, but after speaking with neighbouring retail owners, seeing the plight of others in the area to not add more and the opportunity for ground floor units that some prefer, it simply made sense. Live/work can be explored if folks wish, but the idea is to support MacLab's retail bays and push people to Jasper to backstop ALL of that struggling retail. Given the nice BLVD, it makes a lot of sense to have a more residential area versus commercial. There will be options and opportunities in the area, but our focus is residential for most of it.
Agreed. This is a good street for townhomes or street level units. And tons of potential future commercial on Jasper if 108-106st fills in.
 
It looks decent and I don't think the lack of CRUs should be considered that much of an issue. I don't love these parts of the façade, but that might just be me...

If the Parks is going to have a lot of CRU spaces then I don't think it's that big of an issue that this and Lotus only have a corner CRU between them. We have more than enough retail/commercial spaces right now and we just need hundreds more people yesterday to drive local foot traffic, and the perception of higher foot traffic for non downtown residents to come say hi.

I'm hoping for more movement on the other side of the Warehouse Park. It's also getting a streetscape renewal and Westrich owns a lot there so it's prime for something.

The Warehouse Park out here getting hundreds of millions of private investment around it, all for the measly cost of $45 million lol

Ian was eluding to his already approved highrise on 106th St. Highly suspecting Westrich is shaking things up a bit on their strategy for DT, will this stay a massive highrise? Or will Ian dumb it down a bit or somewhere in between?

I'm hoping it's either the original design or a high-rise similar to what they have planned in Windsor Park.

I'd be fine with a mid-rise there, especially since we just need more bodies downtown, but I feel like a taller building work better there.

Ian's also in the industry so he's got his ears all over the place on other things happening too, I'd have to imagine.

I agree. Take advantage of the airport overlay removal, build a tower, and boom you're guaranteed taller than all the other old stubbies in the surrounding area.

I'm good with a little mid-rise boom if we get some good quality product. Love stuff like the Mayfair building. Still will be plenty of places and opportunity for towers in many areas of the core.
Agreed, although a few more towers west of 104st would be nice to build out our downtown/skyline a bit more. Hopefully something can happen along jasper or 103ave eventually.
