Because there was a lot of land readily available around Centrum so much cheaper for developers to build outwards instead of upwards that's why. There's still a lot of empty lots/lands around Centrum and "central Kanata". I wouldn't expect to see towers until land becomes more sparse.

I would imagine that PenEquity (the people that own centrum) have probably looked at redeveloping alot of the parking in centrum into future residential / mixed use once the LRT expansion is funded and progressing forward. They could make so much money off of people wanting to live in Kanata but maintain easy access to downtown without dealing with the headaches of traffic. Hell they could even put in a few offices for people who want to live downtown but work in Kanata. Then you have the CTC redevelopment which (I hope) would be happening around the same time.
 
Yes, and it helps with the missing middle problem that plagues so many Canadian cities. Skyscrapers are good yes but you need a mix of housing options, including single family homes. Though preferably in a streetcar suburb setup rather than large winding roads and large property lots. I find Canada is better with suburb design than the states.
 
I'm actually glad they are building so many midrises before the area takes off. It will look so much better than 'towers in a parking lot' like in Markham and Mississauga.
I was in Mississauga a few weeks ago the amount of towers in the parking lots was odd and did not look great.
 
I honestly don't understand why they haven't started with the skyscrapers in anticipation of the LRT.
.We need the housing, they are already approved, and as is there is already a walkable neighbourhood there with grocery, transit, etc. right at Centrum.
Just start building already!
Yeah. We've seen plenty of high-rises on Carling and Baseline based on promises of bus lanes that never came, yet in Kanata, we're allowing continued low density near the future rail corridor.
