I was shocked to see how bad the Yorkdale store looked last year. You’re definitely not going to get anyone up to the top floor when the escalators are permanently closed.
I went to check out the Yorkdale location a month ago for fun while I was there for other matters, and yes, it was horrible. The escalators were all broken and dirty with pebbles and spilled candy, and of course no one was really shopping there. This was on a Saturday, when the mall was bustling as usual.

This is the issue with Hudson's Bay for me... Take Yorkdale for example. When you have Holt's, a bunch of other designer boutiques, fast fashion, and mid-range clothing retailers in the same mall, people are just going to go check those out instead. Why go to The Bay for Ralph Lauren or Levi's when they got their own stores there with undoubtedly better stock, maybe even some good sales? Why should you go to The Bay if you're looking for luxury like LV or Dior? Why go to The Bay if you want fast fashion, when Yorkdale has H&M, Old Navy and Zara sitting right next to one another? It's redundant for most consumers, not just at Yorkdale, but almost everywhere these days.

That was my thing last year shopping for my trip.

The clothes I wanted were cheaper at their individual retailers with better selection.

I bought Tommy Hilfiger tops at their store directly because they had 50% off sales and better selection.

I find the bay has some interesting brands like Dockers which you can't find elsewhere but for the most part they are alot more expensive than the brands own stores.

Yes, it's much cheaper for the brands to sell it directly to the consumers than having Hudson's Bay buy it off them and then having to owe them money because they can't sell anything.

One business model that gets it right is Simons. You walk in there, half the stuff they sell is their own brand, which is still great quality and worth the buy, and there are different sections for fast fashion, mid-tier, and higher-end clothes. You have your usual brands, some you might see at The Bay, but the selection is perfectly balanced in my opinion. They got a pretty forward-thinking streetwear section that I love. And in the higher-end sections of the store, you can get your hands on designer brands that wouldn't think of selling to The Bay (Maison Margiela, Ami Paris, Acne Studios), and their suit selection is solid as well. Not to mention the way the store is organized is perfect, while The Bay still feels like a maze.

It really sets them apart and you can tell Simons has their eyes on the trends and what the consumer wants, as opposed to the selection they have at Hudson's Bay. There's something for everyone there, The Bay is just living in the confusing, boring old past.

I promise I did not get paid by Simons, I just love that store a lot. Can't wait for the Yorkdale location to open.

Department store chain Hudson’s Bay says it will begin liquidating its entire business as soon as next week unless it finds a more viable path forward.
Canada’s oldest company which has 80 stores says it was forced toward the full liquidation because exhaustive efforts haven’t turned up the financing it needs to restructure.
Hudson’s Bay says it remains hopeful that it can drum up capital and find a solution with stakeholders including its landlord partners to avoid a full shutdown.

Welp...

^Let the real estate frenzy begin!

The bigger concern would be the viability of some malls.

Some malls like Square One, Yorkdale and the Eaton Centre can survive the situation. STC, Fairview and Sherway... maybe.

Others like Woodbine Centre are toast.

Hudson's Bay has $3M in cash on hand and $950M in debt. I don't think any of them will survive unless there's a miracle in the next 48 hours, it's a very dire situation

I see IKEA’s urban format taking a few locations in the top 4-5 markets. I look forward to creative repurposing and subdivision in the locations that aren’t redeveloped.

Yeah, we're gonna be looking at huge mall vacancies by the end of the year. A lot of malls may be getting brand-new Winners stores!

I wonder how many will turn into Simons.

Political climate not withstanding I'd love to see some foreign stores come in. Macy's, Bloomimgdales, etc.

I'd love to see Simons capitalize off this. Maybe taking a few locations in big areas would be a good idea- Sherway, STC, Mapleview...

Would be cool to have some new players, but Macy's would be more of the same, they're not doing too hot either down there. Seeing as the Westons own Primark it would be cool to see them enter Canada but the economy may not call for it.

I expect property owners to split up the anchor space like some malls did with Sears or Target. And with that, I would imagine restaurants, bank branches, safe heavy-hitters like Winners- something like what Burlington Centre did with the old Target space. Even CF split up the Nordstrom box at the Eaton Centre to reduce the risk of it being completely empty again in another decade. Diversification is the name of the game, especially when there are very limited anchor replacements these days.

I also really like Simons. They don’t overwhelm you with millions of items. Stores are clean, bright and organized. Affordable to affordable luxury. Excited for Eaton centre to open so no more square one trips.
