I'm actually surprised they aren't fitting out the suites with in-suite laundry. When we built Crawford Block (micro suites) in Old Strathcona there were many that wanted in-suite laundry. It's well known that most renters place in-suite laundry as one of their 'must haves' along with a dishwasher.

I really like that this building is finally being repositioned. I sure hope they are carrying a heavy budget to get that food hall going as it's been a struggle to get much interest in those types of operators downtown.

Dishwasher is a must for me, but in-suite laundry can be foregone if there's at least a decent laundry room, or one laundry room per floor

Yeah I think I've used my dishwasher twice in 4 years. In suite laundry would be high on my list.
 
genuine question: why do y'all value in-suite laundry so much?

I probably do laundry once a week at most and a lot of times, once every two weeks. My dishwasher, on the flip side, is used 2-3 times/week, as I tend to prepare and eat most of my meals at home.

Convenience, privacy, bed bugs, theft, lazy like me and forget to take out their laundry till hours later, lots of reasons why it's well liked. Not many folks grow up without laundry in their home, so it's also what they're used to and comfortable with.

Plus chatting with a service tech from Coinamatic one time and hearing some horror stories of what he'd dealt with in shared laundry machines... yea

It’s not even hours sometimes. I’ve gone down 5 minutes later than I should have and already found my clothes in a heap on top of the washer/dryer, or worse, in the communal laundry sink. Gross.

I mean, don't get me wrong. I love having it, but the extra cost it adds to rent is totally unjustified imo. One of the buildings I used to live in had shared laundry when I lived there, and the it was bought by Leston and they added in-suite. according to the resident manager (who is still a friend), about $300 out of the $500 increase they had was due to adding the in-suite laundry.

It's definitely expensive to retrofit into older buildings but a relatively cheap amenity for a new build. I'd be surprised if the cost recovery for in-suite on a new build is >$50/mo.

Space wise there are some pretty sleek tower units that fit in small spaces and agreed it is a very important amenity to have in suite. If i were living alone I would pick that over a dishwasher. At least with a dishwasher there is the ol handwashing alternative.

I live alone, but considering how much I cook, a dishwasher is 100% a must-have for me. Even living alone, I run a full load at least 2x/week, if not more. Laundry is a nice-to-have, but definitely not a dealbreaker for me.
