I foresee a local coffee bistro chain (e.g. Square 1, Colombian) and a successful Whyte Ave restaurant that crosses the river.
Would be nice but that feels like a tough location. You basically have the set of mad max kitty corner, nothing at all on the rest of that block to the east at all. CWB about to empty. I think the potential customers being added are in the residential building and other residential nearby which should offset the nearby office losses. Apparently people are also coming back to work in Enterprise Square although its hard to tell so far and CWB was not the only tenant in the CWB Building.
