Yup, the area is long overdue for new student-focused apartment units (just look at how many new units have been built in Waterloo around UW and Laurier over the past 10 years, and the combined student pop of both of those institutions is still less than the UofA).

I thought it was a play on words or pun for the fact there is a Mazankowski Heart Institute there hence the phrase "true heart of the city"...
