Are those also Everfor? Or another developer?
Not sure - I had someone share the photo with me.

What it does show - regardless of whose they are - is that it’s not necessarily either infill or increased density that has people upset, it’s the total disregard for the integrity and character of existing neighborhoods and streetscapes that has people who put their faith in orderly planning feeling betrayed.

The “rights” that were bestowed on and exercised by the developer(s) in this photo were taken from existing neighbouring property owners/taxpayers who were given nothing in return for this transfer.

This is the Crestwood one I believe? Backyard view here?

2 8plexes, 3 stories each.

Tbh, they look nice and built in the right place, they’d be awesome.

But this is laughable and stupid how it’s played out here. Just a brutal outcome for this home. Their only option is selling at land value to redevelop now. There 100% has to be a way to stop stuff like this.

There worst part, it’s the same builder who knew EXACTLY what they were doing…

With the most recent infill changes council approved, would these 8 plexes have been possible or are they now covering too much lot and exceeding setbacks?

Infill in Bonnyville, AB, has taken a different approach to integrating commercial/industrial into their neighbourhoods.

Seen in Grovenor, mid-block 6 (8?) plex

It is kind of interesting how the developer centered all the side windows to be adjacent to the house and above the roofline. An absolute infill monstrosity otherwise.

Walters came out with his infill policy - same as Cartmell in terms of 4 max midblock and 6 max endblock.

He didn't say anything about parking though in the post I saw whereas Cartmell wants some minimums.

Council has already made some adjustments where lot size will dictate whether 4, 6 or 8 is allowable on midblock + reduced # of side entrances and improved front elevations in terms of window sizes, doors etc.

I personally have seen several very nice 8 unit builds on corner lots with nice landscaping with 4 single garages.
