I was literally going to ask. Does anyone know exactly what is going on this site? They have torn up the parking lot and soccer field on the west end of Borden Park but there is no development sign posted.

Edmonton Exhibition Lands development continues
December 9, 2025

The City of Edmonton is moving forward with the next phases of the Edmonton Exhibition Lands development. In November, utility servicing work began for the first residential parcels. Neighbourhood-level construction on the initial residential units is anticipated to start in 2026, with full construction of the first units expected to finish in early 2027.

Construction has begun for the new Edmonton Urban Farm, located near 73 Street at Borden Park Road NW. The farm is anticipated to open in 2026.
The City has also begun on-site work prior to demolishing structures on the Edmonton Spectrum property, formerly known as the Northlands Park Racetrack & Casino.

The demolition project began in fall 2025 and is scheduled for completion in spring 2026. The work does not pose a health or safety risk to residents, as all hazards are being appropriately managed. Once complete, this demolition will open additional land for further residential parcels to be prepared and sold, supporting the continued eastward and northward progression of the Exhibition Lands development. Please visit edmonton.ca/SpectrumDemolition to learn more about the project.

“We’re really excited for these significant milestones in the Exhibition Lands development,” said Lovey Grewal, Project Lead, Edmonton Exhibition Lands, Real Estate Branch. “Once the demolition project is complete, that will open the door for our team to prepare the site for eventual residential development. This site will complement our current work in the southwest of the area, and we look forward to the first residential units coming onto the market in the next few years.”

Please visit ExhibitionLands.ca for more information on the Edmonton Exhibition Lands development, a unique infill opportunity for new residential development only minutes from downtown. The City will continue to work with private development partners and follow a market-driven approach to build out the full Exhibition Lands area.

"The highest building height in the planning framework is 12 storeys at the North Transit Village — currently the site of the Coliseum"

"and the green space of Bonanza Park will likely see expansion"

I gotta say, Bonanza Park has a little more spunk than Borden Park.

Sounds interesting, is there any more details on this specific part of the project? Also, so I don't know if it's already been discussed but what is going to happen to our yearly exhibition? If the entire area is going to be surrounded by residential and other stuff I don't see where there's going to be room for a yearly exhibition/ kdays.

Coming to Urban Planning Committee on April 21:

Exhibition Lands Update - Explore Edmonton Land Needs Assessment

Three big takeaways are:

1. The 15 hectares allocated to Explore Edmonton in the long term are not sufficient to host K-Days, which requires at least 21 hectares.
2. A third-party analysis (attachment 3) found that allocating 21 hectares to Explore Edmonton instead of 15, and cutting back the number of residential units or anchor tenants accordingly, would give the city a larger return on investment.
3. The city and provincial funding for coliseum demolition/site redevelopment will be put toward the demolition and conversion of the property into a temporary event space for Explore Edmonton to use until it is developed in around 20 years. "A strategy for Capital Profile CM-99-9000 - Infrastructure Delivery - Growth will be developed as part of the 2027-2030 budget cycle. Options for the funding could include the rehabilitation or replacement of the existing Coliseum LRT Station, the development of the new South Transit Village Station or another capital project within the plan area."

I mean if that's the consideration, then we also shouldn't allow suburban development til those are built out haha
I agree. I don't think they are in such close proximity or so similar that one affects the others. Rossdale hasn't been developed for 50 years and may not be for another 50 at this rate, so it should not hold up other things.

However, I do agree it is important to have sufficient space for the exhibition. That should have been obvious from the beginning.
