• Land in Blatchford located between the community’s two LRT stops could be opened for development, should council approve a rezoning application at a public hearing on Feb. 3. Administration has proposed rezoning the parcel to allow for buildings of between six and 14 storeys. If council approves the application, crews would begin construction of infrastructure like streets, landscaping, and utilities.
 
@IanO Do you have any insights about what larger developers like Westrich currently think about building low/mid-rise buildings at Blatchford? I wonder how much the two available funding streams (the District Energy Infrastructure Rebate and the Infill Infrastructure Fund) change the calculus. Are they at least making Blatchford a little tempting? Or is there still something holding some developers back?

As someone who lives centrally and essentially never visits the neighbourhoods outside the Henday, I didn’t appreciate how many apartments buildings were being built in these neighbourhoods. I’m not sure if that reflects that people want to live outside the Henday, or that it is just easier to build larger projects out there.

I would think that new apartment buildings built more centrally would prove to be popular.

I hope we see multiple midrises get going in Blatchford and that efforts like the City’s upzoning initiatives in Garneau, Wîhkwêntôwin, and along Stony Plain Road lead to further projects in these area.

(Also the graph of Downtown up there is disheartening, would love to see that line go up.)

I can't really picture it being Westrich's thing unless the Blatchford Authority starts offering up some spectacular bargains on land and cutting construction standards.

You keep watching it thinking only “it has to get better than this”. And it doesn’t. :(

Anyone wanting to discourage someone else from even thinking about moving to Edmonton - never mind moving to Blatchford - is likely to use this as ammunition.
 
I can envision a new train station beside Blatchford Gate. Become the first multi modal station in the city. Close the current VIA station, turn the tracks into a MUP from 118th Avenue to across the Yellowhead, and add an avenue crossing of the MUP around 120 or 122 Avenue to connect to Prince Charles. Then build residential where the current VIA station and the empty land NW of it.

There seems to be some 'Blatchford derangement syndrome' going on, particularly from those corners who opposed this development from the start. I dunno what all the fuss is about. When I drive through here in person I think this place is starting to look pretty damn cool and if I had the patience to wait for larger trees I would definitely buy into the neighbourhood. If you want a new-build anywhere near downtown for less than 800k, this is probably your best bet. Of course there are still lots of holes and it looks like a construction site at the best of times, but that's any new neighbourhood. Now haters gonna hate, but I am confident this will turn out to be a cool 'hood (as it's already starting to be).
