The existing strip mall is currently being painted.... And almost all of the tenants have moved out except for subway and the pet store. I wonder if they're going to use it for an "experience center" of some kind

is this not strange? Why have an experience center you have to demolish the second u turn dirt?
They probably need a certain threshold of sales to get financing, and I imagine that financing would include demolition. So might as well use the existing building as a sales centre.

of course, but sales don't stop at demolition, seems odd you would have to rebuild it elsewhere.

Rental component, but main tower is condo iirc.

But usually they find a vacant area nearby, like the sale centre for Broadway and the Marriotts. Keeping it on the same land is weird, because they'll start construction at 50% unit sold, then build another sale centre for the rest?

I'm trying to think if they could be trying to increase visibility of the project and do a temporary experience centre until the new year? 33rd and 34th aren't a holiday shopping destination but maybe even a small increase in knowledge of the project will help.

As for a place off site that could host an experience centre, their options are pretty limited in the area. Directly across 33rd there is the now vacant circle k but that's all I can think of for vacancies in the area.
