Based on network distance and Census blocks - 2016 pop is red dots and 2021 is blue dots, contours are 400m walking from Macleod/61st:

Basically no net population change; the one place I saw blue dots (at 50th/Macleod) is an artifact of changing census block definitions.

It's all my own work using QGIS. The population dots are randomly located within Census blocks, with parks and hydrology excluded. The walksheds are based on OpenStreetMap data, using the QNEAT3 plugin.

Something that caught my attention was how busy it is at Chinook and the surrounding sidestreets. Especially 61st Ave. I hope we see more development along 61st.

The area’s busy, and once the area sees some development it’ll take off. It has future midtown written all over it.

It's a mistake that the city isn't stepping in with some master planning beyond the wide sidewalk between the C-Train Station and mall. The area will end up with a mishmash of standards, which is fine but will lead to an inconsistent experience property to property and block to block.

I remember there is a master plan for the area somewhere, but nothing too definitive. I suspect you're right, it'll probably end up a mish-mash of developments, which sometimes isn't too bad, but can also be bad.
