The way my brain works I thought juggalo was another way of saying gigolo.

I don't see how this issue gets any better when you have a building here with, presumably, parking and poor sightlines at the garage ramp as many buildings do.

The frequency of vehicles coming in and our would be reduced. That car wash was busy and had lots of cars coming in and out. The S-Mart on the south side of College, which most of us are talking about, has notoriously bad circulation. It is such a cramped parking lot. So you get vehicles pulling stupid manoeuvres to get in and out, you get overflow of cars just parking in a live lane of traffic because there is no space, but my favourite is the "cheating" that all these motorists do by sticking half their car into live traffic, or the streetcar lane in order to make a left or right turn out of the plaza or the car wash. And I say all of this as a motorist myself.

This particular development, is rumoured to have no parking. So cars coming in and out is not an issue. But if it did, at least in my experience and observation, a low/mid-rise condo wouldn't have the frequency of cars entering and exiting like the car wash did. Also, you'd have a more controlled access point with the garage.

Correct, no parking at all here (visitor or resident). Slab on grade construction.

There are several on Dundas West and three on Sterling.

They're not cozy enough!!
How about Run and Gun Coffee at Dundas and Sheridan?

Also, there us a cozy little coffee shop at the corner of College and Lansdowne?

Tim Horton's. Super cozy. /s

I'll give you Run and Gun (is it still called that even?) - I need to profile that place in the Cozy Cafe thread!

It is still Run and Gun. It is my daughter's favourite and we always have to stop off for a treat after some time at McCormick park.

I love McCormick park. In summer I often bring my boy there to play. Bonus points for the Japanese cafe in the shipping container - I don't understand why that isn't widespread in parks across the city...

Soil testing on site? Taken Thursday March 13.
