My hunch is they might be waiting until more activity comes to the 103-104ave area? Focusing efforts on areas of higher foot traffic for now (jasper ave). Crazy how bad so much of our DT streets became in the 2010s. Glad we're updating them all. Just so slow.

Given the current trend of things moving away from Jasper Ave to Ice District and elsewhere I am not sure if it will be higher foot traffic in the future.

I'm confident Jasper Ave will reinvent itself. 103 St to 106 St has a good mix of places for food and beverages already, bringing people in and we're slowly bringing in more residents within a couple of blocks.

Yes, there are actually some very nice places in this area and with some residential conversions and new building nearby. Hopefully that will sustain them and help bring other retail to this area to fill the empty former bank spaces.
