There is a Shoppers Drug Mart with most quick grocery needs just a 10 minute walk from this address. A full City Market with everything I need is barely further. We're going to need to see another 10k people for the level of grocery availability to only incrementally improve.

Yes, but the problem is there are also good residential options where it is only a 5 minute walk to this and other similar places and you don't need to go up a steep hill.

Correct. I've always found it bewildering just how much density there is on this hill versus far more walkable locations. My guess is that it primarily serves a population that will choose to drive no matter what.
 
I am fairly active and in decent shape. I look at walking up the hill as a good work out, although even for me it can seem intimidating at times.

For others it is a barrier, which is probably one reason why the area around the bottom of the hill is more car focused.
 
It's a built in workout. which is why we call it "bum hill" but yeah, it is treacherous in the icy seasons. And I do prefer to take the stairs, provided they're not being occupied by the drug brigade.

I have an almost exact nickname (just slightly cruder) for nearby Bellamy hill
