It looks rather sad in how anti-urban it is. Horizontal-oriented massing, large amounts of open space between buildings, and parking lots everywhere make it feel like sprawl. I thought that UTSC was destined to be a walkable well-designed academic neighbourhood in the middle of sprawl, but I guess not.

this is just the beginning for UoFTSC, the parking garage is just one step to getting rid of all these other parking lots in the area, alot of people in the area are excited for this and many other future developments yet to come

Yikes... I remember this being proposed as mass timber and didn't realize the design had changed - and not in a good way.

Were the provisions to convert this to student housing in the future still part of the project?

It was proposed as Mass Timber, and the UTSC ad hoc ctte overseeing the project switched it up to pre-cast concrete in December 2023.

I believe so. The building was supposed to be future-proofed in such a way it was convertible in whole or in part to academic or residential purposes.
