This looks very promising, I hope it comes to fruition. More substantial in its accents/design in many regards than 89 Avenue Road.

OLT order can be read here. Notably the total unit count has decreased substantially from 153 to 80. The Minor Variances are authorized in principle with final approvals subject to conditions including a $363,192 cash contribution to local ward improvements. Appeal of the SPA remains open

This development tore down one of the most vibrant Blocks of North Toronto. How many years will this dead zone now remain as a black hole on the streetscape. Certianly 1-2 more years of providing nothing back to the neighbourhood. The same people that they see as prospective clients?!

Why not engage with the neighbourhood with a temporary park, basketball court or pickleball court?
 

SPA resubmission affirming the approvals from the OLT with the following further stat changes:
  • Total units decreased from 80 to 77
  • Total vehicular parking increased from 108 to 116
  • Total bike parking decreased from 116 to 41 (cash-in-lieu of deficiency)
