I find this a bit odd..........they demo'd the site w/o having the redevelopment fully funded? That's not the way Regent Park or Alex. Park or Lawrence have been done.............very odd.
 
Finally, ever so slowly, this project is creeping towards life.

Its on the agenda for the latest BIFAC Ctte met of the TCHC.

The above is the result of going to the market with an RFEOI (Request for Expressions of Interest) to see if any developer, co-op or non-profit would be prepared to bring money to the table that would advance the delivery of affordable housing here.

The upset is this:

There is funding to design some of the roads/sidewalks infra here, and that will proceed.

There is funding to get the arch. drawings for one block done to the standard required for SPA and a Class B estimate.

These will now go ahead, subject to approval, after which TCHC will beg for funding in hopes of delivering this one block.

So ...maybe.....in late 2026......we'll know that in 5 more years.....we will deliver 1/7th of this project.

Excuse me while I arrange to commiserate with @HousingNowTO over all the public officials that say there is a Housing Crisis, but don't act like it.

Sigh.

I suppose we should be grateful for some, belated progress.
 
“Location, Location, Location” — even with the introduction of the Finch West LRT about 400 M north of this site, it is almost impossible to make the cross-subsidy math work for replacing RGI units at this Location.

Too much available land nearby in better locations with fewer encumbrances.

The “Regent Park” model for rebuilding Social Housing (RGI apartments) only worked because Regent Park was close to highly-desirable neighbourhoods and core employment and education centres.

The question is ...Why did no one at the City realize this before they tore down the old housing?

And why did they not even get to Class B estimates first.

And why did no one at the City seek direct funding in a more timely way?

Also not to take the thread off topic....but Swansea Mews has that good real estate........and it sits there........
