Devron will go it alone to develop Toronto’s 101 Spadina

Devron Developments has received zoning approval from the City of Toronto to move forward with a 39-storey 101 Spadina condominium development at the southeast corner of Spadina Avenue and Adelaide Street West.

Devron acquired a 0.95-acre site at the corner of John and South Station streets in the Weston Village neighbourhood for $16.5 million earlier this year.

It’s occupied by a few small single-storey commercial units and a parking lot.

Devron has applied to build a 40-storey, 484-unit condo on the property. It is consulting various stakeholders in the hope construction could potentially begin in late 2024 or early 2025.

Resubmission with the following changes:

• Storeys increased from 40 to 42
• Height increased from 133.1 to 143.59m
• Total residential units increased from 484 to 540
• Total vehicular parking decreased from 90 to 29
• Total bicycle parking increased from 380 to 416

The most significant change from the original proposal was with respect to the site assembly. Subsequent to the original submission, it was determined that the proposed land exchange between 21 John Dev Inc. and the owners of 1919 Weston Road (see Section 2.1 of the October 2022 Rationale) was not achievable. As a result, the 1919 Weston Road property was removed from the subject site and the existing driveway and right-of-way situated between the 13-21 John Street/40 South Station Street and 36-38 South Station Street properties was to be maintained in its current condition and under separate ownership (i.e. providing rear access to the properties at 1911-1919 Weston Road).

Given the changes to the property assembly, the subject site was split into two separate parcels, located to the east and west of the existing driveway. The west parcel is comprised of the 13-21 John Street and 40 South Station Street properties(“Parcel A”) and the east parcel is comprised of the 36-38 South Station Street properties (“Parcel B”).
