It looks like it would be a 17 minute walk from the Downsview Park TTC/GO station according Google Maps, so only slightly more than walking from Union Station to Rogers Centre. But it's a less central location than a downtown one for most people who would be getting there from east or west of the city, so a public transit trip will have an extra part to it. And 50,000 people all leaving at the same time when a concert ends might be problematic.
...so I am presuming that the CAF still own some of this land?

I would assume almost everyone who has been on that part of Sheppard Ave W notices the signs and former military vehicles on display on the lawn.

Don’t worry. There are some who don’t even think that a walk this long is bad. They are the ones who would like to move the blue jays to the waterfront for a view and atmosphere but no subway access.
 
I noticed that The Weeknd, Morgan Wallen and Kendrick Lamar all have scheduled dates at Rogers Centre/SkyDome this summer. I'm curious what advantages there are to playing Rogers Centre over Rogers Stadium, other than having a roof for inclement weather? The acoustics in Rogers Centre are notoriously poor.

They're about the same capacity. I suppose scheduling and the type of venue could fit some acts more than others.
One is an outdoor festival type of venue that can have much of the crowd standing on an abandoned airport runway, will apparently have its own stage already there if wanted, and also may allow more time to get set up. The other is a domed baseball stadium downtown that's only available during limited time periods when the Blue Jays aren't playing there, and I assume requires acts to build and dismantle their own stage.
 
K-pop band Stray Kids is set to kick off the Stadium’s first summer run on June 29, which means construction is expected to be complete before then.

“At this time, we can confirm that everything is still on track and will be ready in time for the first show on June 29. More details will be shared with the media in the coming months,” the statement said.

This summer’s concert lineup also includes Coldplay, Oasis, System of a Down and Deftones, Oasis, and K-pop girl group BLACKPINK.

 
^ Their use of the word "construction", and being concerned about whether it will be ready on time, makes me think some still may not understand that this thing won't be much more than some temporary scaffolding stands.

Could the stadium be made permanent?
No. The strict zoning for temporary use makes means it can’t stay beyond 5 years.
