Are we really near the end of 2025 and dream leasing / streetcar STILL don’t have any tenants at riverside square? The corner space on queen by the driveway would make for an amazing space for a Longos or Marche Leo market… is anybody advocating or doing any work to get these amazing spaces filled? This is prime commercial space and the area has zero grocery or market… even a no frills would rock it here ~ what gives??? Perhaps the Wendy’s will help to kick start commercial interest in these spaces? It bewilders me that Moss Park has nearly filled all their retail along Dundas and here we have a higher potential market with 10x the pedestrian traffic and we’re nearly at 2 years without anything opening???

Probably due to the (obviously common) problem of developers looking on the commercial design and leasing aspect of their developments as secondary to the residential portion and not creating decent retail spaces that can be configured in several ways. Look at Time & Space (where .no commercial space seems to have been leased at all) or the Google Building where the large retail space on the south side (along Colbourne remains empty. This space is on two levels which is not what most restaurants want and not good for retail either. Add this poor design to the retail problems we all know about and it is obvious why these spaces remain unleased and empty. @Northern Light may have some of his expertise to share on this?

I agree that may explain some of it but moss park is fully leased with similar sized units like 5 or 6 units that face Queen St… and the new stores and condos along the Dundas stretch area have less pedestrian and transit traffic and even a lower disposable income in that catchment area than here. There must be something more locals or even the the BIA can do to market these spaces….Im left wondering if Perhaps Daniel’s corporation had a deal with the city for lower commercial rents along Dundas than what’s being asked here… I dunno but it’s sorta shocking that after two years we still don’t have any tenants with only a Wendy’s on its way…. A NoFrills, Longos or Marche Leo would all do well as the area is basically in a food island with easy walking access for at least 70-80,000 pedestrian customers… there’s no grocery presence along king or queen for kilometres in either direction. I’m almost talking myself into opening my own grocery here lol
