Obviously, this is not your site.

And its unlikely it ever would have been.

But, if you were the one stuck with it, at the prices paid for it; what would you be inclined to do with it?
What's the monthly holding cost on the site?
Sell it, and take a loss; hold it and have it just burn cash with no return, or could you could you imagine a workable build here, ownership or rental that would make sense?

Could they sell it to the City at-cost for Affordable housing?
All depends on the above and how desperate Originate get (they're not desperate, they have access to capital). They could certainly sell to the City (or anyone else, for that matter), but not at a loss.

On that last point. Do you think there are opportunities for the City more broadly to pick up already zoned sites at a discount in the current market?
Tons of [distressed] zoned sites floating around at discount now. The question isn't so much 'is the real estate available', it's 'does the city and government more broadly want to change their tune on constructing affordable housing themselves?'
 

Resubmitted at 30 storeys (29 + indoor amenity in MPH) and 371 units (362 condo + 9 affordable). Height is now 97.9m (down from 112.75m). Vehicular parking remains the same at 58. Bicycle parking decreased from 420 to 372.

Another post-NOAC SPA resubmission with the following stat changes:
  • Total units increased from 371 to 384 (still 9 ARH units)
  • Bicycle parking increased from 372 to 385
  • Minor GFA & unit mix redistributions

I agree there is an overall improvement.

However, I think going w/the dark hue on the retained 'heritage' is a mistake.

They aren't the same building, and there's no need to make them matchy-matchy.

Break up the volume by letting the heritage building stand on its own, ideally w/its original brick, but if its not in suitable condition to save, have new custom coloured brick made and mimic the original.

Let it contrast the new build.

Love this! Much better with the arches and brick podium!
 
The podium is a big improvement, but I’m disappointed that the tower is a generic grid of off-white precast and punched openings.
The tower needs a bit more articulation. Maybe a step-back or two, and some rows of balconies to break up the boxy mass.
