Incidentally, all the tenants had to vacate earlier this year due to the roof condition. The office for MPP Mary-Margaret McMahon moved to Glebemount, just north of Danforth about 50m NW.

Comments: I like the tower expression, the street wall height is good and I appreciate the design inspiration if I have some concern about whether it will come off with lower quality material choices.

The units are tiny, I'd prefer fewer and bigger.

The retail shouldn't be recessed, bring it forward.

Lose the concrete planter. There should be a street tree if at all possible, if conditions don't permit, just go with sidewalk w/decorative paving band, and/or shallow in-ground planter w/shrubs.

The huge blank west-facing wall is unfortunate, given how long it may take for the neighbouring lots to see development. But otherwise I like the massing and materiality. I'd also prefer to see the planter removed and space for a patio instead. The restaurants along there seem to do well, it'd be nice to add another venue

Agreed. This is around the corner from where I live, and I walk past it every day. Unless this is reduced in size, I don't see how they can manage this planter on the Danforth side. I'm okay with the trees on the west (Roseheath) side
