Great pics, thank you! Makes you realize the potential of the area. Lots of single family homes on their way out to make way for new development. Hopefully city and province come up with a plan to develop this area starting with a new hospital.
 
This process of community consultation focused on this one project is extremely flawed. Let’s be honest, many more buildings/projects of compatible size are coming to this area. Individual Project by project analysis at this stage while asking a community to undergo unknown intense change is horrible planning and bad politics. The province has designated this a TOC, therefore we need to be talking about transforming this entire community within the 800 m radius of the station first and then focus on individual projects. How many people does the province want to bring in to this community? Based on that let’s figure out Schools, community centers, hospital, parks, green spaces, roads/traffic management, replacing 70 year old infrastructure, ect. Then let’s analyze these individual projects.
 
You'd think the 'before' and 'after' were swapped! Usually cohesive designs get brutally butchered by planners..

To be clear, IO and WWP are supposed to design this to a zoning level (ie for an MZO) and then put the site on the market.

It will be up to whoever buys the project to do site plan and the final design so if the renders of what it could look like are "flotsam" level, there is a reason why.

Correct but the answer is nobody. Nobody wants to do a high rise project at Lawrence and McCowan. 0. Zilch. Nada. Even with the prospect of a subway.

These renders are 2Fifteen Lonsdale in the boonies. Ain't gonna happen.

Not the case PE..........

We'll see how it all unfolds.......it'll be ages anyway..........but there are definitely interested parties..........

If you can get someone to seriously contemplate building at Lawrence and Birchmount.................Mc Cowan, with a subway, a huge employer, and a view of a valley is not really a problem.

* For clarity........the site isn't on the market yet.........and no one in the current market is bidding.......... but the market will change.

But it seems awfully premature to mock the effort based on some renders.

I have some issues/concerns with aspects of how it's going down but I guess I don't see the value in attacking the aspirations.

If there's a subway station in the wilds of Scarborough, the least we can try to do is build a few towers on top of it. Is there a market for them right now or 5 years from now or 10 years from now? We'll see.

My critique here has been insufficient ambition, that there is good reason to acquire much of the south-west corner of Lawrence/McCowan as well. Not just to approve density for its own sake, but so one can logically assess the need for additional grid streets/laneways, and contemplate functional parkland etc.
