The settlement proposal has been ratified by the OLT with an interim order (contingent upon satisfaction of conditions, which can be read on page 3 of the settlement hearing document).

Site Plan Approval, Plan of Subdivision & Rental Housing Demo Application all remain under review.

Renderings in the database remain from the pre-settlement design.
 

Broccolini is advancing the SPA file here with the following stat changes from settlement:
  • Total units increased from 1297 to 1411 (now rental, with 50 rental replacement units)
  • Total vehicular parking increased from 2 to 19
  • Total bicycle parking decreased from 1558 to 1412
The towers remain 63 & 58 storeys (with amenity levels) and heights are now 220.6 & 205.65m to the topmost architectural elements.

Jamming even more units in, while moving to rental tenure seems ill-considered.

I think they've got too many small units here, and will find that a struggle.

Note to builders. Sub 500ft2 is NOT a 1 bdrm, its a studio, at best.

2 bdrms in under 700ft2 is pretty dubious.

3 bdrms in under 900 is ridiculous.

This layout should be

- The 2 micro studios behind the elevators on the right should be merged to a 1bdrm, with that non-functional hall consolidated to the adjacent 1 bdrm.

- The studio on the left should be folded into the small 1bdrm below it as a 2bdrm, not 3, because it would lose the same that just into the 1bdrm+ den in the upper-left.

- The 1bdrm + Den should be consolidated to the tiny 1bdrm next to it as a 3bdrm.

There, much better. While that would nix 3 units, it would hold the number of beds the same.

There would be a nominal hit to rent, but the construction cost would be cheaper, and the units would lease faster with lower churn.
