What is the probability that in the unlikely case that 11s is denied the proponent waits six months and proposes 25-30s? The good residents of Belmont must see that proposals are increasing in height not decreasing?

Anyways I predict that there will be an application in the next year to turn one of these gems into a mini-highrise and then the dominoes will fall.

I mentioned that this Belmont LTC proposal at only 11 storeys was already HALF the size of the new LTC in Riverside during my comments at the public WebEx meeting tonight.


The most important information tonight was that Province has already APPROVED the funding for this LTC expansion as proposed...

....therefore, I can't see City Council or City Planning making any substantive changes to the LTC expansion proposal as presented tonight.

It will likely be at TEYCC & full City Council for APPROVAL no later than the Feb. 2025 meeting cycle.

@HousingNowTO omitted a couple of items in regard to the above.

This item was approved, with amendments.

The Amendments, in a supplementary report had some pedestrian stuff (the usual permit parking exemption request)...........but also a more substantive one, that removed the park expansion, exempting the application from S.42


I won't cry over the loss ~900ft2 of parkland here (which I assume reverts to being pops or something?) .....but this looks bad on City staff............and it ends up not looking great on the applicant either, even if its not their fault, they went through the process promising a park, then nixing it as the last minute.

Nope. Can't do that. There are other ways to prevent things like Cummer.

Subverting democracy to achieve an end isn't a winning proposition.

All it does is provoke a backlash.

I would note, most jurisdictions don't have even have the equivalent of OLT, which means any appeals of a City Council decision, if feasible, go straight to the regular courts.

Properly scoping reasons for appeal, only allowing appeals that have a credible opportunity to succeed to move forward, ensuring that the rules on what is and is not permitted and the process are clear....... are good ways to address this......

I would also note, the province had the option of an MZO at Cummer, which it chose not to use.

So is the idea of imposing a cost order where an effort can clearly be shown to be vexatious.

Look what's happened on immigration.......when the public turns.........
