While the appeals are currently scheduled for a 14-day merit hearing starting on Jan 19, 2026, and despite council's December 2024 direction to remain opposed at the OLT, a recent submission of mediation materials by the proponent to the city indicates a potential path to settlement.

Potential revisions include reducing the height of Building B from 40 to 33 storeys, revising Building C from a 6-storey office building to a 7-storey mixed-use building, and providing 1,150m² of unencumbered, dedicated parkland in the southwest corner of the Site in lieu of the POPS. Renderings and stats currently in the database will remain reflective of the most recent official resubmission until a settlement proposal is publicized or an official resubmission occurs.
 
Total of 770 Units across 3 buildings -

Building A = 333 units
Building B = 365 units
Building C = 72 units

With SIX (6) units as "Affordable Rental" for 99-years, less than 1% of the units.

Looks like almost all of the local "Community Benefit" was applied to the 5,300+ sq ft of New Community Space in Building-A instead of an additional "Affordable Rental" units.

For Comparison, the SIX (6) units as "Affordable Rental" for 99-years would consume about 3,600 sq ft of GFA.

City Planners, Local Councillor(s) and Local Residents' Groups in Leaside making the same choices over-and-over.
