I think it would be fine if this was brick all the way to the top. The material shift really feels unnecessary and does not create a convincing appearance of a 5 storey building.

Looks like the other two sides are clad in that black siding. The brick facade stops short of the corner (in addition to the top floor), almost like a replicated preserved facade (fake of a fake), funny enough.

When it comes to facade treatments involving brick, it's rare that one can find fault with a @DavidCapizzano opinion. I can find none here either.

There are a few sites that have come onto the market. Sales are down, costs are up, and some builders (maybe many) are nervous.
I like this project because I like the area and I think it fits in.
The Minor Variances requested in 2022 have been approved at the OLT.
SPA remains under separate appeal with no Case Management Conferences scheduled yet.

"Percy Ellis' projects all seem to be on hold or defunct. I can think of four off hand. I also heard through the grapevine that 'Streetcar' Is in trouble.
