This seems to highlight an oddity of Toronto zoning. It's within spitting distance of Chaplin station, but there isn't a Chaplin MTSA. Go 150 metres to the west, and I believe a property owner can build 6 storeys as part of the Forest Hill MTSA. Meanwhile, buildings 350 metes further south along Spadina fall under the major streets program, and can also be 6 storeys, despite being much further from transit.
