I know this is "just a Rezoning set" but whenever I see another concept like this from a firm like ICON, it's giving:

i like how in the meeting for this one a little while back, one of their main considerations was to make a “appropriate transition” to the low density neighbourhood to the south and they just went from 12 to 30s

The community is unlikely to be low density in the fullness of time. Regardless, the 10m setbacks to the south and east are inappropriate for North York. I would be shocked if this doesn't go straight to appeal.
