indeed, but I imagine that is better secured at the site plan stage, not zoning. Not sure why they are upholding zoning over tree locations which isn't a zoning matter.

They have been shifting a bunch of requirements into zoning approvals to make sure they are included as SPA has left the city hanging on some of these due to the project going to OLT and not being able to enforce these afterwards. Or at least that is how the city has talked to us during ZBA meetings and asking for SPA information earlier.

Definitely a few years before shovels in the ground. Also, Alfa is currently planned to go into the new building once completed.
