The application proposes to amend the Zoning By-law to permit a 75-storey mixed-use building (250.5 metres including mechanical penthouse) containing 92 square metres of ground floor retail space, 1,064 square metres of office space and 843 dwelling units, including the replacement of 83 existing rental dwelling units.

Comments: 5% 3Bdrm units, the City will be unimpressed * (all are under 900ft2, some less than 850ft2). 1 bedrooms down at shoebox sizes under 450ft2, I'm not impressed. I don't see those leasing in the current market.

Elevator Ratio is good: 8 elevators to 843 units or 1 elevator per 106 units.

Height is aggressive as an ask, tallest ask/approval in the area is 69s though, and right across the street.



Separation distances are mostly viable, but some are just barely ok'ishl very tight for the height.
