That planned road should have been built 10 years ago. The city fails to build such basic like roads. Same thing is needed on the west side to extend Beecroft south a few blocks and north to Steeles eventually. Yonge needs some relief and the portion between Empress and 401 is jammed up pretty much 24/7. I don’t understand why the city can’t build this road extension. Same with the 401 overpass talked about for years but nothing came of it.
Actually,... that planned Doris South Extension from the mid-1990s,... should have been built 25 years ago - when all those Avondale condo towers and townhouses started getting Occupancy! For the last 25 years, a high-density community of over 20,000 has to meander through a maze of side-streets just to get to Sheppard Ave,...

Status of Doris South Extension from Sheppard to Avondale Ave still requires land!
- Specifically 69 Glendora Ave at SouthWest corner of Glendora & Tradewind Ave,... and since the City didn't acquire the land a few years ago, it's now owned by the same Land Investor mentioned previously,... who once owned all the lots along West side of Bonnington Place that the City needed,... got 4 conveyed,... and then expropriated the rest,... and let's just say it wasn't fun for CityStaff!
- Ideally, a triangular section at the NorthEast portion of this lot,... via land conveyance / developer deal
- and eventually another triangular section at NorthEast corner of Sheppard and Doris,... and that could wait for another ReDevelopment proposal there,.. but in meantime an Off-Set intersection is possible at Doris & Sheppard
Currently, the City doesn't have all the land required for Beecroft North Extension - to J-Road (Olympic Garden Drive):
- while TimesGroup 5800 Yonge has approvals - I haven't seen them move forward with Building Permit Applications - the issuance would require their land conveyance! So unless they move forward,....
- on-going negotiation/expropriation of land at NorthWest corner of Finch & Beecroft/Greenview - gee,... guess who the owner is, LOL! He's saying just expropriate the part you need instead of the entire lot!
- need land conveyance from NorthEast corner of Hendon & Greenview but that Developer was in lobbying stage - maybe submit official Development Application by year end,...

Once a Development Application is Officially Submitted to CityPlanning,... close to a year before approval/refusal,... add 1-2 years for OMB/OLT appeal,... add at least 2 years for Blue Prints to get Building Permits - where land conveyance for Section 42 Parkland Dedication, Cash, Section 37 Community Benefit (Community Benefit Charges) are due,... Thus, at least 5 years before land conveyance to City! It's already end of 2024, earliest to get all required land for Beecroft North Extension and Doris South Extension would be about 2030,....
And when TransformYonge (converting Yonge St from 6-lanes to 4-lanes with bike lanes and Road Dieting) was approved December 2020,.. then Cllr Filion added clause that both Doris South Extension to Avondale and Beecroft North Extension to J-Road (Olympic Garden Drive to Cummer/Drewry) must be completed first before TransformYonge can start construction,...

So the current Cllr's stating TransformYonge will start in 2028,.... is BS! Even CityStaff aiming for 2032 now,... and of course, now Premier Doug Ford and his Provincial PC Government won't allow bike lanes on Yonge St,.... oh, but CityStaff and local Councillor treating that as "rumours",....
And City's Transportation Services Staff has recently pushed Yonge-401 interchange fix to After TransformYonge! They are independent projects!!! Right now, we finally have a Provincial Government and their MTO ready to proceed with Environmental Assessment for Yonge-401 Interchange fix,... but City of Toronto Transportation Services Staff are stalling!!
