^Kingsett will hire a fancy Architect, will pump up the value of land for few years and then sell it to a developer that will hire G+C or Kirkor to build this. life cycle of project in Toronto.
It's also already zoned for might higher density....except this is the part of KS' business model that is just not really a thing right now.
