Based on size, they're require to build a minimum amount of Amenity Space,... but still have space left over on the Amenity Floor,... so let's stick in a tiny 1BR+Den unit on the Amenity Floor! Arghh.... just make the Amenity Floor,... a real Amenity Floor! Just charge all the Condo units an extra 1/4 of 1% to make up for the Condo Unit becoming Amenity Space,...The unit? Why would Capital not want to zone the extra unit? The City rarely enshrines unit counts in bylaws anymore, but even if there's a chance, get that extra unit, then ditch it down the line. OPA & Rezoning Application proposes the development of an 38-storey mixed-use building providing rental residential and retail use at grade.
