Additional stat changes as follows:
  • Height increased from 117.46 to 123.77m
  • Total residential units increased from 332 to 352 (remains incl. 62 rental replacement)
  • Total vehicular parking increased from 97 to 98
  • Total bicycle parking increased from 341 to 355

I appreciate the effort to bring back some of the brick and arches from the houses that were eviscerated all down this street. Not sure why they pasted them in the render as if they were still standing.
 
Yeah the “it needs a different facade treatment on the first two floors” bit absolutely does not work here. Feels prescriptive and safe as if to check a box. The world won’t crumble if the brick comes down to the ground.
 
It reminds me of something tasteless like Chicago Condos, by Square One, which was a Daniels project. Its clunky, but ultimately, not the worst design...delending on execution. It's a C-grade post-modern design if anything, but I expect this design to be an interim choice...I highly doubt they'll actually go ahead with this.

Beat me to it. Definitely reminds me of the Chicago. And that's not a good thing.
